Just wanted to let everyone know that I am no longer with America's First Mortgage Lending Company.  As you can see from the changes on my website the I have started Torbert Mortgage Company, LLC.  After much planning I have everything from the state approved and I am now a licensed Mortgage Broker and originator. There is no doubt that we are experiencing one of the craziest and unpredictable markets that we have seen in several years.  However, with all of the uncertainties, there is one thing we can be certain about.  It is a buyers market.  I don't care where you are looking at purchasing a home it is a buyers market across our entire nation.  With record numbers of houses on the markets the buyers have so many different choices that the sellers have to be willing to negotiate with the buyers if they want to sell their property.  Sometimes it is easier for sellers to drop their sales price to try and strike a deal with home buyers than to hold out for the price they are asking because the longer they hold on to the property the more they have to pay for it.  If you are wanting to purchase the house of your dreams please take advantage of this and contact your realtor today and start looking for deals.  Remember that you as home buyers are sitting in the drivers seat so get out there and happy house hunting.

As the housing market continues to look doom and gloom you really need to think about whether everything you hear from in the media has a direct impact in your area or not.  In a lot of the metro cities where foreclosures are at an all time high the media might be painting a pretty good picture of what to expect.  While on the other hand there are a lot of smaller towns that never experienced the sudden and unexplainable increase in home values or a huge growth of newly constructed homes that were built in speculation to sell. These areas really have to take a lot of what they hear on the media with a grain of salt. They didn't have extreme growth when everything else is growing so much so they don't have the sudden and large decrease in values that these same areas face as well. While the value of homes might be down slightly the these areas will usually hold their own in rough times.  Consider where you are wanting to buy as to how much you should listen from the media.

Even though the financial world seems to be completely upside financing for your new home or existing home is still available.  While alot of the loans that were around two years ago are long gone the basic loans that a majority of people have been relying on are still available.  Take advantage of the market and find the home of yor dreams today.
